DUTIES:- Utilize Building Management System to operate and monitor equipment functionality and performance. - Understand design sequences of operation for equipment. - Troubleshoot to determine potential causes of issues observed.- Review and develop trend logs and reports.- Review and respond to equipment and system alarms.- Implement and revise equipment operating schedules as required to meet tenant and energy needs.- Respond to occupant comfort concerns.- Work cooperatively with BMS service contractor to perform routine maintenance as required.- Ensure all building systems operate at peak efficiency to minimize operating costs.- Monitor operation and performance of building systems. Perform preventive maintenance, inspections and corrective repair of building systems. Ensure all building systems (e.g. HVAC, boilers, sprinkler, pumps, plumbing, elevators, electrical, fire alarms, acid/base neutralization system) are operable and running efficiently to keep operating costs to a minimum. - Perform seasonal startup and shutdown of central heating and cooling systems.- Maintain building lighting system, including element and ballast repairs or replacements. - Remedy problems as encountered, including all small repairs. - Develop and implement daily, weekly and monthly maintenance reports. - Oversee cleaning personnel. - Arrange and supervise ongoing annual and semi-annual inspections of fire alarms, HVAC, elevator and plumbing.- Assist facility management with snow removal at entrances/exits as required. - Review and understand equipment/system service contracts, including scope of services, contact requirements, emergency services, duration, expiration and general operating parameters. - Monitor work being performed by service contract representatives and ensure compliance with contract. - Review work tickets and billing information provided by service contractor.- Work with BAT Facilities Director when required.Conduct Fire Drills and maintain all required FDNY "Certificates of Fitness." Candidates must have FDNY Certificates of Fitness or attend training to obtain them within one year.- Respond to emergencies as required. 24 hour on-call duties.- Order necessary materials and supplies to complete tasks. Provide recommendations and back up to support small purchases in accordance with building needs and procurement protocols.- Interact positively with all tenants, respond to their requests and provide help as needed. - Respond immediately to all tenant emergencies and provide immediate action to alleviate problems.- Ensure tenant compliance with BioBAT and Terminal rules and biosafety regulations, including handling and disposal of hazardous waste.(DUTIES AND RESPONSIBILITIES ARE NOT LIMITED TO THE ABOVE POSITION DESCRIPTION)QUALIFICATIONS:- HS Diploma - 24 hour on-call response- Demonstrated experience utilizing Building Management Systems.- Ability to work in team environment and handle individual projects with minimal oversight- Strong computer skills, familiarity with Microsoft Office- Experience with NYC building and fire code codes/regulations- Experience with typical building systems including plumbing, electrical, sprinklers, HVAC, roofing systems, elevators, fire alarm and Building Management Systems- Multiple trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling system maintenance and repair- Strong interpersonal skills- Strong written and oral communication skills: ability to write routine reports and correspondence.
